Taking steps to mitigate the risks of boundary disputes

On Behalf of | Mar 2, 2023 | Real Estate |

While there may be many individuals in Texas who have healthy relationships with all their neighbors, this might not always be the case in every situation. There are various types of scenarios in which you and the person next door might not see eye to eye, and sometimes, this may lead to a lack of contact and communication.

However, some sources of unrest can be hotly contested matters that can take a significant toll on your life. Boundary disputes remain one of the most common causes of conflict among neighbors and finding ways to mitigate the risks of similar issues can be essential to protecting your interests, but it can also be complex at times.

Steps to take

There could be numerous scenarios in which property disputes may arise, and some examples of steps to take to help reduce your risks of encountering similar concerns may include the following:

  • Know the types:  Encroaching and trespassing are two of the most common causes of boundary disputes. Addressing such issues may prove integral to finding ways to mitigate the risks of similar issues.
  • Property lines:  Boundary disputes may also arise when neighbors argue over exactly where a property line lies. Performing a title search or retaining the services of a land surveyor may help provide clarity in this regard.
  • Defining boundaries:  Putting up signs or installing a fence are two examples of steps you can take to clearly define your property lines and sometimes this may be the best path to protecting your interests.
  • Have a conversation:  In some cases, you could benefit from simply talking to your neighbor about the issue and trying to reach an acceptable resolution, but this might not prove fruitful in every situation.

While these steps may help reduce the risks of boundary disputes, they might not always be enough to prevent such issues entirely. Sometimes it might be helpful to seek advice on the next steps to take to protect your interests.

Your rights and interests

Few things in life may be as stressful as encountering conflict with a neighbor over boundary disputes. Unfortunately, there may only be so much you can do to keep similar issues at bay and when facing such disputes, you might have questions about your available legal avenues. Seeking advice in exploring your options and in determining the best path to take may prove integral to addressing the situation and preparing a strategy with which to safeguard your rights and interests.
